NYC Energy Efficiency Labels: What Owners Need to Check Each Year
A building’s energy label is a small posting with a recurring annual workflow behind it. Use a clear checklist to confirm coverage, obtain the correct label, post it, and keep a record of completion.
Confirm which buildings need a label
Start with the current NYC Benchmarking Covered Buildings List and match the borough, block, lot, and building information to your portfolio. Exemptions and score eligibility matter, so confirm coverage before assigning the task.
Track the annual posting window
DOB’s standard schedule makes labels available on October 1 and requires posting within 30 days afterward. Check current DOB service notices for any year-specific changes before relying on those dates.
Download and display the current label
Obtain the label through the DOB NOW Public Portal. Confirm the building address and current version before printing. DOB requires a visible posting near each public entrance, four to six feet above the floor or ground. Keep it visible throughout the year and replace it with the new annual version. Framing or laminating is suggested, but not required.
Keep evidence and follow up on problems
Give one person responsibility for obtaining the label and another clear point of contact for posting it. Keep the downloaded file, completion date, and photographs showing each posting location. If the portal cannot produce the label, document the issue and contact DOB promptly rather than leaving the task open without an owner.
Know what the grade tells you
The label includes a letter grade and an energy efficiency score based on benchmarking. Posting a label is one compliance task; it should not be used as proof that every energy-related building requirement has been satisfied.
