NYC Local Law 157 • January 1, 2027 installation deadline

Plan devices, apartment access, resident instructions, and records before installation day. Reviewed October 7, 2026.

The deadline is confirmed

DOB’s June 15, 2026 notice confirms installation on or before January 1, 2027. Local Law 102 of 2025 moved the deadline; DOB confirmed sufficient manufacturers, so owners should not plan around a further automatic extension.

Who should check coverage?

The rules address Class A and Class B multiple dwellings and certain private dwellings. Review occupancy, gas conditions, and applicable exceptions. Class B buildings may use an eligible line-operated zoned system.

Your action checklist

1. Confirm covered buildings and units.

2. Select compliant devices and confirm placement against DOB rules and manufacturer instructions.

3. Schedule installation and resident access. Identify electrical work requiring a qualified professional.

4. Record each device, location, installation date, and useful life.

5. Provide required notices and resident instructions for testing, maintenance, and alarm response.

6. Track maintenance, replacements, and unresolved access.

Separate obligations

LL152 gas piping inspections do not replace required natural gas alarms. Smoke or carbon monoxide alarms alone do not establish natural gas compliance.

Tenant reimbursement

HPD distinguishes Class A, Class B, and private dwellings. Check its current rules before applying a charge, including device type, permitted amount, and payment period.
